Chinese New Year will fall on Friday 16th February this year, as always there will be a fun filled street party to see in the year. 2018 will welcome the Year of the Dog, the eleventh in the 12-year cycle of Chinese zodiac sign.

The Birmingham Chinese New Year event is one of the largest to be held in the Midlands and last year attracted over 30,000 people from all cultural backgrounds. This free event has been organised by the Chinese Festival Committee Birmingham and despite cuts from the council and local grants, organisers have said 2018 celebrations will be bigger and better than previous years.

Celebrations will take place on Sunday 18th February from 11.30am until 4.30pm in the Chinese Quarter. Hurst Street, Ladywell walk and the Hippodrome theatre will be lined with pop up stalls selling delicious Chinese street food such as dumplings and noodles. There’s plenty of activities for the kids including lantern making, learning Chinese calligraphy, face painting and fun fair rides.

The main stage will be in the Arcadian Centre where the public will be treated to singing, dancing, acrobatics and the famous lion dance and firecrackers.

If you plan to join in the Chinese celebrations, here’s a few phrases that will impress your Cantonese speaking friends and party goers:

Kung Hei Fat Choi – meaning ‘wish you wealth’
San Lin Fai Lok – meaning ‘happy new year’

Don’t be fuel-ish


A client recently came into the office asking for our help to find a new rental property. After living in her rented house for five years, she’s decided to move as her energy bills have rocketed. This got me thinking about what we can do to cut costs and be more energy efficient.

After a lot of online research from several money saving and comparison sites, here are a few lifestyle changes that could save us time, money and be more energy efficient:

  1. Turn off standby appliances – simply turning off gadgets at the plug will save you an average of £30 a year. This include games consoles, TV’s and even phone chargers.
  2. Turn down your thermostat – heating and hot water accounts for almost half of our energy bills, turning down your thermostat by one degree could save you upto £60 a year. You could potentially save more money and stay toasty by keeping the heating on constantly at a lower heat rather than switching it on and off for big blasts of heat.
  3. Buying efficient appliances – when you’re ready to purchase new appliances, go for newer and more efficient models. It may cost a fair bit to purchase, but in the long run it’ll save you money on energy bills so it’s really worth investing in appliances with high energy efficiency ratings. Furthermore, new appliances tend to come with warranties for a set period, so you can rest assure that they will be replaced if it did breakdown.
  4. Cosy up – if you’re home alone, don’t be tempted to turn on the heating. Instead wear more jumpers, socks and slippers or even snuggle in bed or on the sofa with a duvet.
  5. Save time and multi-task – if you’re using your oven, why not make a few meals or make a bigger batch and freeze them. This makes the most of having your oven on and saves you time and money. When you’re done cooking, leave the oven door open so it can heat up the room.
  6. Bring me Sunshine – on a sunny day, open your curtains or blinds and let the warmth in. When the sun goes down, close them to keep the heat in.
  7. Be efficient with Washing
    – washing at a lower temperature can save a significant amount of money. Switching from 40 degree washes to 30 degrees could save you upto £50 a year.
    – Air dry your laundry rather than tumble drying it if it’s warm or windy outside
  8. Be efficient with water
    – You can save £25 by doing your washing up in a bowl rather than leave the tap running
    – If you have a dishwasher, don’t waste your time or energy pre-rinsing the dishes in hot water. Let the dishwasher do all the work.
    – Wasting hot water means wasting money. You have to pay for the water and cost of heating it so think twice before filling the kettle to the brim when you only need enough water to make one hot drink.
  9. Draught proof your home – block cracks in the floor and skirting boards, use draught excluders for doors and line the letterbox to contain the heat in your home.
  10. Compare suppliers – there are many comparable sites available to help you find the right supplier, tariff and payment plan that suits your needs. Switching to a direct debit pay plan for example, can save you as much as £250 a year.

If you’re a homeowner or landlord, then these ideas may help you save a lot more money in the long run and improve the energy rating of your property. Some are backed by government schemes so do some research to see what loans or grants you are entitled to.

  1. Install a new boiler – upgrading from a G rated boiler to an A-rated condensing boiler with a programmer, room thermostat and thermostatic radiator controls will see savings of upto £320 a year.
  2. Insulate your home – you could save at least 15% on your fuel bills by insulating cavity walls or 19% by loft insulation.
  3. Install free solar panels
  4. Invest in double or even triple glazing – it keeps in heat and blocks out the noise.

After a few relaxing days off enjoying the festivities, the team are back in the office all bright eyed and bushy tailed ready to take on the world.

It’s that time where most of us embark on new years resolutions and it’s no different with businesses. In 2018, we hope to build on last year’s success and more importantly, add value to the company to ensure our clients receive the best service. To help us achieve this, we have made a couple of additions to the team.

Many of you will have already dealt with Hieng who joined the Davidson Estates family as Sales Co-ordinator. Her main role is to chase sales progression and ensure all sales complete quickly and efficiently whilst keeping our clients updated regularly.

We’re also pleased to introduce Gareth Evans who joins us as Sales and Lettings Negotiator. Gareth has over 13years experience in the field through his sales and lettings roles at Maguire Jackson, Dixons and Preferential Properties.

Armed with a portfolio of fabulous properties and investment opportunities, our fantastic team is ready for the year ahead.

How much paper have we saved in the digital revolution?


It would be lovely to know, since we started doing everything online, how much this has contributed towards protecting the environment. It’s said that 40% of people say that they are “paper people”, preferring to see something in front of them on paper, instead of looking at a screen. However, according to the ONS (Office for National Statistics), consumption of paper and cardboard in the UK began to decline in 2001.

It is uncertain exactly how much paper has been saved in recent years in comparison to the times when computers were just big calculators. In this day and age, there seems to be an app or an online method for doing everything we’ve always done on paper, like getting our news, reading our books and even keeping track of our finances etc, with banks offering online statements instead of monthly paper statements in the post. Even weekly and monthly fashion magazines are available on your smartphone. A number of clothing stores have eliminated paper receipts for online orders, too, providing an e-receipt instead.

Here at Davidson Estates, we do our best for the environment. We send all of our waste paperwork to a paper shredding company, who then recycle the paper once shredded. We also encourage paper-saving when it comes to tenancy paperwork. Before a tenancy commences, we instruct inventory specialists, Skribes, to carry out the inventory and schedule of condition. This is then shared with us via email as a PDF, and we then share the report with our tenants. They can then use the PDF viewer on their phone/tablet/laptop to make any comments necessary and even sign the document. Inventory reports, depending on the size of the property, can sometimes be quite sizeable documents, so giving out paper copies of these would obviously be a waste when they can be shared online. There are some documents that do need to be signed with a handwritten signature, however, such as tenancy agreements. But, we have no doubt that these will one day be in digital form, too!

In light of our recent relocation and new staff members joining our team, we are inviting all of our valued landlords, vendors, buyers, investors and homeowners who are looking to sell/let their property to join us for an office-warming on Saturday 4th June 2016. The event will take place at our office on Frederick Road, between 12pm and 2pm. We will be welcoming our guests with Champagne & canapés, and even a close-up magician to dazzle us all with his mind-boggling slight of hand tricks.

The latest at Davidson Estates


The last couple of months here at Davidson Estates has seen a few changes. We’ve moved to our shiny new office, and we’ve also gained 3 new members of staff.

Taking care of the property management side of things is Andrew, our new Property & Maintenance Manager. Andrew has come to us from a background of high volume and complex maintenance issues, and brings with him 5 years of experience in nationwide property management. He is responsible for the day-to-day running of our portfolio of fully managed properties and, having worked with him for a month now, we can honestly say he never stops going the extra mile to keep our tenants and landlords happy!

Additionally, as of Monday this week, we have had a new Sales Manager and a Sales Assistant join us – David and Tanya. Together, they will be in charge of sales appraisals and negotiations, and will be the first point of contact for any sales enquiries.

We’re thrilled to see our team growing, and to see our company moving forward. We’re very excited for what the future holds for us, and we look forward to building many new relationships as well as continuing the ones we have built over the years with many valued contacts.


Our new home


You may remember us mentioning our big move not so long ago, from our home of 4 years on Calthorpe Road, to Frederick Road. Well, you’ll be happy to know we made it here in one piece, and the office looks fab! There’s finally enough room for our growing team, and even space for a couple more. We also have a lovely seating area for visiting clients, right in front of the big arch window, and a luxurious meeting room on the second floor.

We are continuing to offer our outstanding lettings, sales and property management services, in addition to our investments department offering a wide variety of exciting opportunities for investors all over.

As you can see, our new location is every bit as pretty and picturesque as the majority of the premium Edgbaston addresses that we typically operate in. Our heart is and will always be in this beautiful district of Birmingham and its ever-buoyant property market.

We’re moving home


Here at Davidson Estates, we’ve decided to up sticks and relocate, pack our bags and start afresh in a brand new location………2 minutes down the road. That’s right: on Wednesday 9th March, we will be leaving our Calthorpe Road office to move to our new home in Frederick Road.

Whilst staying within the beautiful B15 area of Edgbaston, we will have our very own office, which has been fully renovated and decorated throughout and looks just lovely. It’s the perfect bright and cheery environment for our bright and cheery staff. The office is also situated right next door to our favourite solicitors, Seymour Luke, which we’re super pleased about.

Situated in an executive period building within the Calthorpe Estate, our heart remains in the B15 Edgbaston property market; and our lovely new location is even more telling of the type of area we operate in.

Greenfield Cresent

The new Edgbaston Village


Plans for the new Edgbaston Village are well underway, as planning permission has been granted to Calthorpe Estates to create six brand new retail units, premier student apartments and Grade A offices on Greenfield Crescent. As well as this, just around the corner, on Harborne Road, works will soon commence on properties opposite Morrisons supermarket to convert them into luxury one and two bedroom rental apartments, and the Birmingham Medical Institute Conference centre will be being transformed into an attractive new restaurant and wine bar called The Physician.

If you check out the Edgbaston Village website, you can see an artist’s impressions of what the new retail units on Greenfield Crescent and Harborne Road will look like. The units will be available from Autumn 2016, and are anticipated to welcome even more visitors to the area, which is already home to many charming bars and eateries such as El Borracho de Oro (exquisite Spanish restaurant and tapas bar), The Edgbaston Boutique Hotel and Cocktail Lounge and The Blue Piano, which serves an enchanting mixture of Thai food and live jazz music – played on an actual blue piano by guest musicians.

At Davidson Estates, we’re already ecstatic to be able to call Edgbaston home, and we’re super excited for things to come. With so many improvements having taken place in the city recently, we can’t wait to see what more Edgbaston has to offer us.


Paradise Circus, Birmingham


As many of you may already be aware, the grand redevelopment of Paradise Circus is well underway. Now, for many drivers, this is quite bothersome, and just the thought of driving through the centre of Birmingham right now may cause them to snarl a little. But, it will all be so worth it when the works are finished and the transformation is complete, and visitors to Birmingham will be able to enjoy an exciting new leisure and retail space which will reshape the city centre as we now know it.

The company responsible for the redevelopment – Argent, are also responsible for other impressive mixed-use spaces including our very own Brindleyplace, and Kings Cross in London. Their vision for the transformation of Paradise Circus is that it will revamp the area as much as it will complement the historic buildings there such as the Council House, the Town Hall and Birmingham Museum and Art Gallery. The redevelopment plans to introduce up to ten new buildings, housing many new restaurants and cafés, shops, Grade A offices and a 4* hotel with 250 rooms. There will be three new public squares and new pedestrian streets, as well as the redesigning of the existing Chamberlain Square. The Central Library has finally met its demise, and is currently being demolished to make way for the first two new buildings, after a campaign which has been running for several years to save it. Although, Prince Charles famously once said that it looked more like  “a place where books are incinerated, not kept”. Well, it kinda does…

The Midland Metro tram is also being extended to run from Snow Hill to New Street station and on to the eastern end of Broad Street, providing immediate access to Paradise, with its own dedicated stop.
