Are you about to buy a property?

We’ve listed some rules to consider before searching for a property:

Rule No. 1 – Proof of funds!

You must have the funds required readily available to proceed with a property purchase. If you are buying with a mortgage, then you are required to provide evidence of sufficient funds to cover the deposit your lender has requested. If you are buying with cash and do not require a mortgage or any external lending, then you are required to provide evidence of sufficient funds to cover the entire purchase price.

Rule No. 2 – Mortgage in principle (if required)

If you require a mortgage to purchase a property, then speak to a mortgage broker who can find you the best deal in the market for your needs. Alternatively, your bank can provide you with some options. Either your mortgage broker or bank can then provide you with a mortgage in principle and you will know what your budget is when buying your home. It’s worth noting that this document does not mean you will be successful with your final mortgage application, it is simply a document of intent from the lender. However, it is sufficient for most agencies when making an offer or buying a property.

Rule No. 3 – Instruct solicitors

You must instruct solicitors to carry out any legal and conveyancing work for the purchase of the property. If you can show that you have already spoken with a solicitors firm, this will again hold you in good stead.

Rule No. 4 – Know what you are looking for!

It’s important to take some time to make notes of the essential things you want in your next property purchase, whether it be a family home or a buy-to-let investment. Have a secondary list of preferences and then a third list of what you definitely do not want.
